SCOPE

What we handle for commercial property.

Included

  • Building exteriors — brick, block, EIFS, metal panel and composite
  • Sidewalks, entryways and parking areas
  • Storefront and entry glass on a regular schedule
  • Dumpster pads, loading areas and service corridors
  • Awnings, canopies and signage surrounds
  • Recurring maintenance schedules rather than one-off call-outs

Not included

  • Interior janitorial work
  • Graffiti removal from surfaces where it has penetrated — assessed case by case
  • Landscaping, snow removal or grounds maintenance
  • Anything requiring lift equipment we have not scoped and quoted for

Saying what is not in the price is not a weakness. A surprise at the end of a job costs more goodwill than an honest line on a website ever will.

HOW WE WORK

Every job runs the same way.

Consistency is most of what separates a professional job from a cheap one. This is the sequence, on every property.

1

Walk the property with whoever owns the problem

Property managers do not want a cleaning vendor, they want one fewer thing on the list. We walk it, scope it, and put it in writing so nobody is guessing at invoice time.

2

Schedule around your operation, not ours

Retail gets done before opening. Offices get done at the weekend. Restaurants get done outside service. A commercial cleaner who needs you to work around them is a commercial cleaner you will replace.

3

Method matched to the substrate

Brick, EIFS, metal panel and composite cladding all want different pressure and different chemistry. EIFS in particular is unforgiving and gets damaged by contractors who treat every wall as concrete.

4

Site safety documented

Wet surfaces in a public entry are a liability. Signage goes out, run-off is controlled and directed, and the work sequence keeps walkways usable.

5

Report back, then hold the schedule

You get confirmation of what was done and anything we noticed. Recurring accounts run on a set cycle so it happens without you having to remember to call.

WORKING WITH CODE 3

The things you were going to have to ask.

Insured

Code 3 Cleaning carries insurance. Certificates are available on request, and commercial accounts and property managers can have them on file before work starts.

Guaranteed

We do not stop until the job is right. If something is not right when we are done, it gets fixed — that is the whole policy and it does not need small print.

Estimates, usually same day

Most estimates go out the same day. If not, inside 24 hours. You should not have to chase a contractor for a number.

Pay how you want

Cash, check, card, and the common payment apps. Whatever is easiest on your end.

Code 3 Cleaning is firefighter-owned and based in Pleasant Prairie, now in our fourth season. You are dealing directly with an owner, not a call center — which is also why the guarantee above is worth something.

KENOSHA COUNTY, WI & LAKE COUNTY, IL

What commercial property in this corridor deals with.

The I-94 corridor between Kenosha and Milwaukee carries heavy traffic year round, and everything fronting it collects road film — a gray mix of exhaust, brake dust and tire residue that builds on the lower building face and on signage. It is gradual enough that nobody notices it happening and obvious enough in a before-and-after that everybody notices it afterwards.

Salt is the commercial version of the same residential problem, and it is worse here because parking lots and entryways get salted far more heavily than driveways. The bottom of every entrance, every bollard and every door surround takes it from November through March.

Dumpster pads and service areas are the ones that generate actual complaints. Summer heat plus organic residue on concrete produces odour and pests, and that is a tenant complaint and sometimes a health inspection issue rather than an appearance one. It is the single most requested recurring item we get from property managers.

QUESTIONS

Straight answers.

Do you work outside business hours?

Yes. Most commercial work is scheduled before opening, after close or at the weekend. Retail and restaurant sites are almost always outside trading hours.

Can you handle multiple properties?

Yes, and multi-property accounts get volume pricing that scales with the portfolio. Managers running several sites usually want one schedule and one invoice rather than one of each per building.

What about EIFS or synthetic stucco?

It is cleaned at low pressure with appropriate chemistry. EIFS is genuinely easy to damage and a lot of the repair work out there was caused by a pressure washer.

Do you carry insurance?

Yes. Ask and we will send current certificates. Most property managers want them on file before work starts, which is normal and not a problem.

How is commercial work priced?

By scope and by frequency. Recurring schedules price better per visit than one-off call-outs, and we will show you both so you can compare.

Can you do dumpster pads and service areas?

Yes, and they are the most requested recurring item property managers ask us for. Summer odour complaints usually trace straight back to one.

How quickly can you respond to a one-off?

Depends on the season and the scope. Tell us the deadline you are working to and we will tell you honestly whether we can hit it.

Do you guarantee your work?

Yes. We do not stop until it is right. If something is not right when we are finished, we come back and fix it.

How fast will I get an estimate?

Usually the same day, and inside 24 hours at the latest.
