WHAT WE DO IN ZION

Every exterior service, one crew.

Most properties need more than one of these, and doing them on a single visit costs less than booking two trips.

ZION, IL

What Zion does to the outside of a house.

Zion was laid out as a planned town, and that is the thing that actually shapes the work here. The original grid is largely intact, which means a concentration of genuinely old housing in one place rather than scattered among newer builds — painted wood, original trim, soffits that have been repainted more times than anyone has counted. Pressure is the wrong tool on all of it. The solution does the cleaning and the rinse stays low, and a crew that treats century-old trim like vinyl will leave marks on it that no second wash removes.

Wind is the second factor, and it is why Zion is not simply Kenosha with a different sign. The town runs right up against open shoreline and the dune land south of it, so east-facing elevations take wind-driven rain and blown grit far harder than anything a few miles inland. On newer siding that is cosmetic. On old paint it drives both the growth and the wear beneath it, which is why we look at what a wall is made of before quoting rather than after.

That combination has a consequence worth saying out loud: on older Zion stock, a wash sometimes uncovers condition the growth was hiding. Cleaning takes off what is living on the surface. It does not repair the paint underneath. We would rather tell you that before we start than hand you a surprise afterwards.

Then the salt. Sheridan Road and the other plowed through-routes put a brine spray onto the bottom few feet of everything fronting them, and it sits there through every freeze-thaw until something removes it. That is the spring call.

THE YEAR HERE

When to book what in Zion.

Exterior cleaning in southeast Wisconsin is seasonal whether you plan around it or not. This is roughly how the year runs.

March – May
Salt comes off, and it is our heaviest stretch. The brine line across the lower siding and the fence is the first thing anyone notices coming out of winter.
May – June
Windows, once the spring pollen has dropped. Lakefront glass also picks up wind-blown grit, which is worth getting off before summer.
June – August
Roofs and decks, when there is enough dry weather for solution to do its work properly.
September – November
Gutter faces, fence lines and a last house wash. A property washed in the fall goes into winter clean and comes out of it far better than one that did not.
December – February
Weather dependent. We take winter work when conditions allow but we do not promise a schedule for it.
COVERAGE

Where in Zion we work.

All of it, and the job changes with the distance from the water. East toward the lakefront brings the older housing stock and the heaviest algae pressure, and those are the properties that need the careful, low-pressure approach. West of the centre the housing is generally newer and cleans faster. Anything on Sheridan Road or another plowed route picks up the winter salt line regardless of which side of town it is on.

ZION QUESTIONS

Straight answers.

Is there a travel fee for Zion?

No. Lake County is one of our two primary counties, so there is no travel charge anywhere in it.

Why does the east side of my house look so much worse?

Exposure. Zion sits against open shoreline, so east elevations take the wind-driven rain and the blown grit that comes with it. Inland houses do not get that, which is why the same age of paint lasts longer two miles west.

My house is part of the original town. Is pressure washing safe on it?

Not high pressure, no. Original painted wood and old trim get a soft-wash: solution, dwell time, low-pressure rinse, and a look at the material before any water moves. If we think a surface is too far gone to clean safely we will say so rather than take the job.

Will washing reveal damage under the growth?

Sometimes, and we would rather you heard that before we start than after. Cleaning removes what is growing on the surface; it does not repair what is underneath. On older painted stock we will tell you what we can see.

Do you clean the salt line off siding in spring?

Yes. It is the most common call we get in April and May.

Do you work on commercial property in Zion?

Yes — storefronts, entries, sidewalks and recurring maintenance schedules, worked around your opening hours.
